Continuing into the heart of the home, where an open-plan kitchen, dining room, and living area beckon. The kitchen features extensive storage with a gas hob, electric double oven, dishwasher, washing machine, fridge/freezer, microwave, Tassimo coffee machine and ample crockery and cutlery. Family dining for 6 adjacent to the patio doors that can be open to the view of the courtyard garden.

The living room offers a cosy electric fire, TV, DVD player and two sofas to kick back into after a day of exploring the coast!

Moving upstairs to the three bedrooms and family bathroom.

Bedroom 1 offers luxury comfort with a king-sized bed, dressing table, bedside drawers, fitted wardrobe and wall mounted TV. Enjoy the en-suite shower room for added luxury.

Meanwhile, Bedroom 2 offers versatility with twin beds, bedside tables, fitted double wardrobe and dressing table and views over the rear courtyard.

Bedroom 3 is a the front of the property and provides cosy solace with a single bed, dressing table and chest of drawers.

The family bathroom offers a shower over the bath, heated towels rail and bathroom storage.

To the rear of Avocet is a beautiful patio with summer house and outdoor furniture including two sun loungers.

There is direct access via a locked gate to the rear car park from the courtyard.

Pets 1 well behaved dog accepted – please note the dog must not go upstairs.

Avocet Cottage is situated in the heart of the elegant Norfolk village of Snettisham which boasts a fabulous assortment of independent shops, cafes, pubs, and restaurants and can be found between the Sandringham Estate and the popular beach at Hunstanton.

Snettisham Park Farm is close by and offers lots of wonderful events to entertain the children, including a Deer Safari and farm activities such as bottle feeding lambs and egg collecting!

The Snettisham RSPB Nature reserve is less than 10 minutes by car alongside the Snettisham Sailing Club.

Conveniently accessible via bus links, Snettisham is well situated to explore the North Norfolk Coast, with Heacham Golf course just a 5 minute drive away and Brancaster just a 20 minute hop away.

If driving isn’t your thing, why not take advantage of the Coast Hopper bus and make your way along the gorgeous coast road, taking in the scenic marsh views and stopping off along the way to sample all the delicious produce Norfolk has to offer.
