However, we ARE LOCAL (based in Holt), we are passionate about the industry and have over 20 years experience in the self-catering world, we love a pinch of technology which makes not only our booking process easy but means we have big plans, we have an award winning customer service team so we know exactly what it takes to create WOW experiences and finally we understand what our home owners want and need from a letting agency.

How It Works

Initially we will schedule a call with you to discuss all the intricate details of your property and to understand how you would like an agency to work for you. During the call we will outline the on-boarding process, time frames and go through the various services we offer. Listening is our forte, so we will never suggest a service which we don't feel you need.

After our initial call we will arrange to meet you at your home, or visit independently if you are out of the area for a full consultation. From this visit we will then be able to offer you an income projection based on our experience and knowledge of your local area. We will also be able to offer suggestions on how to maximise renting your home out.

If you choose to book us as your agency we will then work swiftly to get your property live on our site and our affiliate sites. This includes everything from professional photography, creating your website listing and owners login details.

Our aim is to make your life hassle-free and enjoyable when it comes to caring for your holiday home!

Our Services

Marketing Only

  • Listing on Norfolk Cottage Agency website and take all bookings (including on affiliate sites when required)
  • Guest liaison from point of booking until booking commences
  • Agency acts as intermediary between guests and owner in case of complaints

  • Monthly statements
  • Welcome pack can be purchased at £10 (additional requested items can be purchased at cost)
  • Linen Hire service available at surcharge
  • Owners (and guests who stay with us) given access to local offerings and discounts
  • Guest log in to NCA website to book additional trips/holiday extras

Managed Only

  • Guest liaison throughout stay
  • Property check after guest departure or before guest arrival
  • Basic sundries for guests included
  • Linen Hire service available at surcharge
  • Arranging cleaning and paying of invoices if required (cleaning additional expense)
  • Arranging any maintenance which needs carrying out and paying of invoices if required (maintenance additional expense)
  • On call service for guests currently staying in properties between 9:00am – 9:00pm
  • Welcome pack available (at additional cost)

Fully Managed

If you would like to take the next steps and think you may wish to rent out your home as a holiday let, give us a call on 01263 808899 or email us at hello@norfolkcottageagency.co.uk. We would be more than happy to have an introductory call with you to give you a bit more information about us and what the next steps for you as an owner would be. 

We will send a contract for you to return and sign alongside some other documents such as an Access Statement, Fire Risk Assessment and Property Information file. We will also require an up to date copy of your holiday let insurance.

Absolutely! From our experience, a lot of owners have different expectations on the service they would like and we are more than happy to discuss your specific needs and work with you on these. 

No! It is your home and we feel you should be able to use it whenever you wish to! We would obviously love you to have as much availability as possible, especially during the peak weeks, but we also appreciate you would like enjoy your home!

This is a commonly asked question (and a good one). In our experience, you can expect your property to incur normal wear and tear as a result of being occupied. We advise homeowners to ensure that anything of value is removed before letting your home out to avoid any upset.

Once you have made an initial enquiry, the next step will be a visit to your property. Once everything has been agreed, we will arrange for professional photos to be taken and if your property is ready to be marketed, we should be able to have it live within 2 weeks of a visit.

Through our experience in the industry we are able to work out a realistic pricing structure for your holiday home. This will be presented to you after the property viewing. We always ensure we work with our home owners to set prices which you are happy with.

This will be discussed with you once we have had an initial discussion on the letting out of your property.

Given we are a small family run business, we will provide you with contact details so there will always be someone available to speak to you during office hours.

This all depends on the service you have chosen with us. If it is a fully managed service we will take care of the issue by using local tradesman we know and trust, or if the issue is more straight forward (e.g. the guests can't work out how to use the TV), we will go ourselves and take a look. If the issue is going to be an expensive one to sort, we will send you a quote for the work before it is carried out. If you are not on a managed service, ideally the guest will have called you first and you will be able to solve the issue. 

Hopefully this is something you will not need to consider! However if things change and you wish to leave us, you will need to give 3 months notice. The terms of your departure will be set out in your contract with us.
