House Layout

Enter the property through a small but well equipped entrance hall with hooks and baskets for your shoes and coats.

From here enter into the double height, bright and spacious hallway which gives access to the kitchen, living space, master bedroom and downstairs bathroom.

The master bedroom features a king-size bed with wool mattress topper and duvet, well designed drawers and slatted feature wardrobe, alongside some lovely design features. Opposite the master bedroom is a good size bathroom with shower, large washbasin and mirror and WC.

The living space is modern, contemporary and very luxurious complete with comfortable seating, widescreen Smart television, Bluetooth speaker and wood burning stove. There is also a dining table with seating for six guests and french doors to the garden.

Next to the living space is a lovely farmhouse style kitchen complete with electric oven, gas hob, fridge with ice box, microwave, Nespresso coffee machine, dishwasher and washing machine. (There is a freezer available in the outdoor shed).

Head up the staircase to the first floor.

Bedroom 2 features 3′ twin single beds and ample of storage space, all designed with a great eye for detail.

The family bathroom is at the top of the stairs and boasts a large bath with overhead mixer shower, washbasin and WC. The flooring and beams give the space a relaxing and extravagant feel.

Bedroom 3 offers a 4’6 double bed and large wardrobe space with plenty of natural light coming in via 2 windows.

Garden: At the rear of the barn is a fully enclosed south facing private courtyard garden which is perfect for all ages and pets. There is a raised decked area with wooden gazebo, fire pit and comfortable outside furniture to enjoy. Below the decking is a paved patio area perfect for al fresco dining.

Hot Tub: New for October 2023! 4 person Hot Tub! Please note use of the hot tub is NOT included in the quoted rental cost and will need to be booked as an added extra at a cost of £150.

Pets 1 well behaved dog permitted.

Linen and Towels are included within price.

WiFi is available.

Parking there is a driveway parking areas to the front and side of the barn, for up to three/four cars.

Logs a starter pack of logs can be provided with prior arrangement.

Phone Reception is good at the property.

There is an electric car charging point on the driveway which is complementary to our guests.

Hot tub is charged at £150 per stay.

Please note that whilst the property sleeps 6, there is a limit of 4 adults per booking.

If there has been a departure on the same day as your arrival, there could be a delay of 12 hours for the use of the hot tub. This occurs as the hot tub is required to be emptied and filled and therefore reheated before all guests.

First trip to Norfolk. Enjoyed it very much. Nice base, lovely house and fantastic weather. We had a good meal at the local pub (fish & chips). The local shop has very friendly staff and we had a fantastic meal at Socius in Burnham Market which wasn’t too far away. We will be back!

The Barn

The Barn is located in Great Ryburgh which is a quaint, rural village located just 2 miles south-east of the market town of Fakenham. The village is well equipped with a community shop and post office alongside a lovely pub.

If you enjoy leisurely walks and bike rides then the village is a wonderful base for your Norfolk holiday as there is a national cycle route which passes close by and a plethora of countryside walks to choose from. Just a few miles from The Barn is one of Norfolk’s favourite attractions – Pensthorpe Natural Park, which was featured in BBC’s Springwatch. It is an ideal day out for all ages and perfect for those who love to spend some time in the outdoors, birdwatchers and young children as there is a large indoor and outdoor play area.

If you’re planning to book a stay in Great Ryburgh over Christmas then tickets to the Thursford Christmas Spectacular is a must. The show is wonderfully festive and suitable for all ages other than young children (as it’s quite lengthly). If you’re looking for something suitable for younger children then tickets for the Enchanted Journey of Light at Thursford is another great event. Both events are hosted by The Thursford Collection which is home to one of the world’s most significant steam and fairground museums and popular with visitors from far and wide.

Fakenham is a short drive away from Great Ryburgh and has a good choice of supermarkets for conveniences. The town also enjoys horse racing between the months of April and October with a popular ladies day being held in June.

Furthermore, if you’re looking for cultural visits, historic houses and some of Norfolk’s hot spots then Great Ryburgh is perfectly located within easy reach of many attractions such as Houghton Hall and Holkham Hall, both of which are truly stunning. Holt is also just a 20 minute drive away and offers spectacular independent shopping, cafes, restaurants and pubs!
