House Layout

Enter into this handsome, grade II listed farmhouse through the main door at the back of the house and into a lobby area which allows you to walk through to the kitchen, snug and laundry/utility room or towards the lounge area.

The kitchen is a typical, large farmhouse style kitchen, peppered with modern appliances to make for a comfortable stay. It boasts duel aspect views to the front and back of the property alongside a beautiful 4 oven AGA recessed in a large inglenook, a large ceramic butler sink, American style fridge-freezer as well as features such as a Nespresso coffee machine, microwave and dishwasher. Within the kitchen there is also large dining area with a table which seats 8, perfect for family breakfasts.

Through the kitchen is a cosy snug which is equipped with bean bags, comfy sofas, Smart TV with Sky (including Sky Sports) and an Xbox. The space is wonderfully versatile and could be ideal for the younger members of the family, a space to quietly relax with a book, somewhere to relax away from others to catch up on their chosen TV programmes.

Beyond the snug is the laundry and utility space which has access to the back garden and cars. Here you can find the washing machine, dryer, a large ceramic sink, WC and tiled flooring. An ideal area to arrive into after a day at the beach or long dog walk.

Moving back into the centre of the house, you can access the large lounge area from either the kitchen or the lobby area. This spacious, beautifully designed room offers plenty of comfortable seating, a traditional brick fireplace with log burning stove, a large TV with Sky (including Sky Sports) and stylish sash windows which allow light to flood in. Off the lounge area is a more formal dining space, perfect for family meals and special occasions and overlooking the enclosed garden which can be accessed through the patio doors.

The first floor is reached through ascending a wide stairway, a lovely feature of this rustic farmhouse. Bedroom 1 and 2 alongside the family bathroom can be found on this floor, with the remaining bedrooms on the second floor.

Bedroom 1 is a large room with wooden flooring, original fireplace, 2 walk in wardrobes, super kind size bed and windows overlooking the front of the property. This room is designed with a simplistic yet attractive style and is a beautiful mix of traditional and modern.

Bedroom 2 is another well thought out bedroom with a great sized ensuite. If exposed beams, swing seats, king size bed and a contemporary, neutral  design are your style then this room is yours. The ensuite boasts a great slipper bath, separate shower, WC and washbasin.

The family bathroom is is a large space with a bath, separate shower, WC and washbasin. The room has been designed with a modern theme with neutral colours.

Ascend the staircase to the second floor where bedrooms 3 and 4 are located.

The second floor can be found in the eaves of the farmhouse.

Bedroom 3 is another spacious room featuring a double bed and two twin beds, perfect for a family of 4. There are wooden floors, a freestanding wardrobe and a set chest of drawers. The rooms boasts exposed, painted beams.

Bedroom 4 can be found opposite to bedroom 3 up some extra steps. The room is another large space and boasts a king size bed, exposed painted beams, king size bed and comfy seating alongside 2 walk in wardrobes.

Enter the farmhouse through an electric gate into a shared, gravel parking area which gives access to the back of the farmhouse and main door.

Old Nursery Farm boasts an expansive, enclosed back garden – ideal for dogs and children to play in. There is a large outside, heated swimming pool (only open May – September) with slide, a jacuzzi and sauna alongside a BBQ area to enjoy come rain or shine. You can also find a summerhouse here which is home to another tumble dryer, fridge, freezer and seating for around the pool.

To the front of the property is a maintained manicured walled garden with gate to the village footpath.

Please note the swimming pool is only for us during May through to September. Should you wish to use the swimming pool outside out of these months, you will need to contact us and a charge will be applied.

This property requires a £200 refundable damage deposit. If paying for your stay via card, this amount will be pre authorised 3 days before your arrival and this pre authorisation will end 3 days after should there be no damages. If paying via bank transfer, the £200 will be due with your balance payment and returned after your stay.

This handsome grade II listed farmhouse is located on the edge of the well serviced village of Briston and neighbouring village, Melton Constable, just past the Stody Estate which lies between the villages and the Georgian market town of Holt.

Briston and Melton Constable are delightful villages which boasts a large village green, children’s play area, tennis courts and football pitches. It enjoys 2 convenience stores, a butches, pub, a variety of takeaways, doctors surgery, post office, bakery and petrol station.

The villages are located just 20 minutes from the famous North Norfolk coastline and are within easy access to notable attractions such as Blickling Hall, Pensthorpe, Holkham Hall as well as well loved restaurants and pubs including The Hunworth Bell, The King’s Head in Letheringsett and The Pigs in Edgefield. Holt is a tourist hot spot within North Norfolk and offers an amazing variety of shops, cafes, pubs and galleries.
