House Layout

Little Owl Lodge is an annex that is accessed via an external set of stairs. The front door opens into the living and dining area, a light and airy room with a large futon sofa bed, coffee table and smart television as well as a small fridge, dining table and chairs.

A hallway from the living room leads to a small area for making hot drinks. Please note there is not a fully equipped kitchen at the annex. There is a toaster, kettle, microwave, crockery and cooking utensils with a camping sink, but there is not an oven, hob or freezer.

The bathroom is a modern space, with a walk-in double shower, toilet and sink.

The bedroom contains a double bed with Eve mattress, accompanied by a bedside tables, chest of drawers, mirror, lamps and hairdryer.

Little Owl Lodge’s stand out feature is certainly the large roof terrace. The terrace boasts views over the countryside and guests can enjoy the sound of birdsong. This the perfect place for slow mornings, sharing a pot of coffee or long evenings enjoying a bottle of something delicious. With both dining table furniture and stylish comfortable seating area, this is a place you can truly make the most of during your stay.

Tucked away in a tranquil rural location, Little Owl Lodge is a wonderful retreat in the pretty village of Hainford. Enjoy live music at The Rose and Crown on a Sunday evening, which is just a mile from the property, or walk the half mile to The Chequers for a delicious bite to eat.

Coltishall is 3 miles away and will spoil you with options for cafes, independent restaurants and well known Norfolk pubs. If you’re into paddle boarding or kayaking, Coltishall is an excellent starting point for embarking on an adventure to explore the enchanting waterways of The Norfolk Broads. Further afield is the market town of Aylsham with bakeries, local shops and the famous Marriotts Way – a 26 mile footpath, bridleway and cycle route.

If a quintessential day on the Norfolk Broads beckons, then Wroxham is just 5 miles away with lovely shops, day boat hire and cafes.
