House Layout

Walk into the property via the front door into the lobby which has plenty of storage and hooks for coats. Immediately to the left is the downstairs WC with washbasin.

From the lobby you enter into the large, spacious living space which comprises of a good size lounge and dining area divided by a set of drawers and the open staircase. Enjoy exposed beams, full height windows which flood the area with natural light, a beautiful fireplace with wood burner and plenty of comfortable seating, cosy extras and well thought out artwork and features. The dining area seats easily seats 8 and is easily accessible from the kitchen.

From the dining space you enter into Bedroom 1 which is the downstairs twin bedroom, again with full height windows, exposed beams and french doors which lead out into the front courtyard. Designed with a contemporary feel and with plush accessories which gives the room a cosy and inviting feel. The room is well equipped with bedside tables, lights wardrobes.

Head across from bedroom 1 past the dining area and enter into the modern, country style kitchen and utility space. This well equipped, design-focused kitchen is the perfect space for cooking and socialising as it boasts a wonderful wooden island with industrial style bar stools and festoon style lighting. The kitchen offers a microwave, range cooker, large American themed fridge/freezer, dishwasher and coffee machine as well as all the standard appliances expected.

Next to the kitchen is a utility space and the back door which leads to a back courtyard with seating, fire pit and lounging space. The utility offers hanging space, a washing machine and tumble dryer. A great space to bring your dog into after a countryside walk.

At the top of the stairs is a beautiful reading and relaxing space to enjoy. From here you can enter Bedroom 2, Bedroom 3 and the family bathroom.

Bedroom 2 boasts a king size bed, a vaulted beam ceiling as well as wardrobe space, bedside tables and lights. A wonderful room to unwind in after a long day exploring.

Bedroom 3 is just as eye-catching and offers a double bed, wardrobe space, bedside tables and lights as well as industrial style feature lighting with the vaulted, exposed beams.

The family bathroom is both modern and luxurious. Featuring a WC, large rainfall shower cubicle, bespoke washbasin and contemporary wooden paneling alongside intricate tiling - all which makes this bathroom one you won't easily forget. 

The property benefits from plenty of off-road parking through the shared gravel entrance. There is a front and back courtyard alongside a recently renovated annexe which can be booked in unison with the barn for extra space.

The back courtyard boasts plenty of outdoor seating, fire pit, astro style green area and is very private when booked alongside the annexe or during summer months when the annexe cannot be booked separately.

Please note that during off peak season the annexe (known as Little Meadow) can be booked separately - however this will likely be during a time when the courtyard will not be utilised to the same extent as during the summer months when we do not allow separate guest bookings. There is plenty of outdoor space and parking for both the barn and the annexe during off peak months.

This modern, spacious and boutique style North Walsham holiday cottage is located in a beautiful, rural Norfolk village called Edingthorpe which is just 2 miles from the nearest Norfolk beach and conveniently positioned near to the Norfolk Broads with hundreds of miles of magical waterways to navigate and lose yourselves in.

There is an abundance of local pubs near to this laid back, luxurious holiday home, perfect for evening meals and daytime snacks if you're enjoying unwinding in this peaceful setting. 

We highly recommend visiting Bacton Woods which is just over a mile away from Meadow Barn, especially if there are dogs in your family. This is a 280 acre woodland, ran by The Forestry Commission, which is a wonderful place to relax and take in all that nature has to offer.
