House Layout

Ground Floor

Walk into spacious hallway with all three bedrooms and utility room located on the ground floor.

Bedroom 1 is at the front of the property and features a large King-sized bed with stylish furniture including wardrobe, chest of drawers and dressing table with stool. This bedroom also features a wonderful en-suite bath, separate rainfall shower, washbasin and WC.

Bedroom 2 is located to the rear of the house and also boats a King-sized bed with a striking blue velvet headboard which perfectly matches the blue dressing table with a vanity lit mirror. The blue theme continues with the blinds and lampshade. The room is finished with a large wardrobe.

Bedroom 3 is a very light room with twin beds which can be found at the front of the house.

The Family Bathroom splits bedrooms 2 and 3 and has again been finished to a premium standard. The room features a walk in shower, WC and washbasin.

The ground floor is completed by a Utility Room with washing machine and tumble dryer. This room also leads to the back door and access to the garden and parking area.

First Floor

Walk up the oak staircase and into the spacious and light living area featuring Kitchen, Dining area and Lounge.

The Kitchen has been finished to an exceptionally high standard and is extremely well equipped with a range master cooker, American style fridge/freezer, dishwasher, kettle, toaster and microwave. There is ample crockery and cutlery, making it the perfect space to socialise.

The Dining area features an oak table and seating for 8. Wonderful countryside views can be found out of the nearby window.

There is comfortable seating for 6 in the Lounge which also features a Smart TV.

From the Lounge, walk into a cosy Snug with a day bed sofa (not made up to be slept in) and TV.

Through the snug and into a Bathroom featuring a shower, WC and washbasin.

Outside

Enclosed Garden with grass area and patio. Garden furniture to cater for 12.

We had a lovely stay in Choseley cottage, the house had everything you would need, and is ideally located in a quiet area but within easy reach of beaches and other attractions.

This was absolutely fantastic place for our family to stay. It was spotlessly clean, beautifully decorated and furnished. The kitchen was a pleasure to self cater in and was really well equipped with everything you could ever need. The first floor, open plan living space worked really well for us and the games room was a mega hit with our 2 teenagers! Well located for getting out and about. Docking was nice and quiet, with great pub food and a handy, well stocked shop.

This incredible stylish three bed property is located in Docking which is a pretty village in rural North Norfolk found just 5 miles from Brancaster, 5 miles from Burnham Market, 7 miles from Sandringham Estate and 7 miles from Hunstanton. It is really well located for many local attractions and boats a wonderful fish and chip takeaway, village shop and pub.

From Docking you can easily access some of Norfolk’s most visited tourist attractions and popular pubs and restaurants, historic houses and beaches such as Holkham Hall, Wells-next-the-Sea beach, Brancaster beach and golf course, Houghton Hall and the very popular tourist resort of Hunstanton.

If it’s events you’re after then Docking is a wonderful base for amazing North Norfolk and West Norfolk events throughout the year. Farmer’s markets at Creake Abbey, a huge array of family friendly and wildlife events at Holkham Hall, Wells Carnival in the summer, house tours at Sandringham alongside Illuminate Sandringham over Christmas, there really is something for everyone and we’re positive a stay in Docking will suit all demographics.
